How Property Cash-Out Refinancing Works

Property cash-out refinancing (also known as a home equity loan or term loan) allows owners of private residential, commercial, or industrial real estate in Singapore to monetize the accumulated capital appreciation of their property.

Your net borrowable cash is determined by taking your property's current market valuation, applying the regulatory Loan-to-Value (LTV) ceiling (up to 75% to 85% for private residential assets), and deducting your remaining home loan balance along with the total CPF principal and accrued interest utilized toward the property.

MAS Guidelines & TDSR Framework

Under Monetary Authority of Singapore (MAS) regulations, cash-out equity loans are subject to the standard 55% Total Debt Servicing Ratio (TDSR). This ensures that your aggregate monthly debt servicing obligations across all personal, mortgage, and auto commitments remain within prudent debt levels.

Notably, MAS provides regulatory exemptions: if the total gearing (outstanding mortgage plus new equity loan) is 50% or less of the property's current market value, borrowers can be granted TDSR waivers. Our consultants review your asset equity and debt structure to secure maximum liquidity under the most favorable institutional terms.

Property Cash-Out FAQs

No. Under MAS regulations and Housing & Development Board (HDB) guidelines, home equity cash-out loans cannot be taken against HDB flats. Cash out refinancing and property equity loans are strictly available for private residential properties, commercial properties, and industrial real estate in Singapore.

Maximum cash out is calculated as: (Current Market Property Valuation × Maximum Loan-to-Value LTV) minus Outstanding Mortgage Loan minus Total CPF Principal Used with Accrued Interest. For private residential properties, standard regulatory gearing caps total financing at up to 75% to 85% of market value depending on existing credit facilities.

Yes. In most cases, property equity cash-out loans must comply with the 55% TDSR framework. However, if your property equity loan's Loan-to-Value (LTV) is 50% or lower, MAS grants exemptions from TDSR requirements under specific private property equity withdrawal frameworks.

Private condominiums, landed houses, commercial shophouses, office units, and B1/B2 industrial properties are eligible for property equity loans and cash out refinancing in Singapore.
